Which Famco Models This Applies To

Famco doesn’t sell complete chimney crowns as unitized products. Instead, they manufacture the repair compounds and reinforcement fabrics used to restore existing concrete crowns: CrownSeal (trowel-grade, for structural rebuilds), CrownCoat (brush-grade, for surface sealing), and polyester crown mesh for crack bridging. The right product depends on what’s left of your original crown.

To identify what you need, measure the crown’s top surface (length, width, and thickness at the edge) and count the flue penetrations. A single-flue crown in Virginia-Highland typically measures 24″ × 24″ and needs one gallon of CrownSeal; a multi-flue crown in Buckhead’s larger homes can run 48″ × 60″ and require three gallons plus mesh. Check the crown slope too. Famco specifies a minimum 3/12 pitch for water runoff, and many original Atlanta crowns were poured flat, which is why they failed.

Signs Your Famco Crown Repair Is Failing

• Surface spalling or flaking. The top layer of concrete is popping off in thin chips, often exposing the aggregate beneath. This happens when water gets in, freezes, and expands. Atlanta’s occasional hard freeze after a warm rain accelerates this.
• Hairline cracks that widen after rain. Small cracks are normal as concrete cures; cracks that hold water and grow are not. CrownCoat can seal hairlines under 1/8 inch, but anything wider needs CrownSeal and mesh.
• Water stains on the firebox walls or smoke chamber. The crown’s job is to shed water away from the flue opening. When it fails, water runs down the flue tile and leaves rust stains or efflorescence (white mineral deposits) on the brick.
• Deteriorated mortar joints between the crown and the top course of brick. This gap lets water run directly into the wall cavity. In Decatur’s 1920s bungalows, we’ve seen this rot out ceiling joists two stories down.
• The crown is level or bowl-shaped instead of sloped. Water pools instead of running off. This is a design flaw in original construction, not age, and it won’t fix itself.

DIY or Call Us?

What you can safely check: from the ground with binoculars, look for obvious cracks, missing chunks, or standing water on the crown surface. Note any stains on the exterior brick below the crown. That’s useful information to relay when you call.

Where DIY goes wrong: crown repair requires working at roof height on a surface that may be structurally compromised. The concrete may look solid and be hollow underneath. CrownSeal and CrownCoat both need specific temperature and humidity ranges to cure correctly, and Atlanta’s afternoon thunderstorms can ruin a cure in progress. Most importantly, a failed crown often hides flue liner damage that only a camera inspection reveals. We’ve found cracked flue tiles beneath apparently sound crowns in Grant Park and East Atlanta Village more times than we can count.
