Famco Damper Repair Nationwide

Every visit starts with

Level 1 sweep and inspection to the NFPA 211 annual standard - flue, crown, cap, and flashing checked and photographed

Worth knowing

Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.

Famco Damper Repair: The Atlanta Owner’s Guide

Famco damper repair in Atlanta typically runs $280-$520 installed, depending on whether we’re replacing the plate, the frame, or the full assembly. We stock Famco-compatible parts on our trucks and can usually match your model same-day. Most Atlanta homeowners discover the problem when smoke won’t draft properly on the first cold snap, or when they spot rust flakes in the firebox after our humid summers.

The camera doesn’t negotiate - it just shows you what’s there. Corrine Halstead and our crew have replaced Famco dampers in everything from 1920s Druid Hills fireplaces to new builds in Alpharetta where the original builder-grade damper seized inside five years. Georgia’s freeze-thaw cycles and summer humidity attack the steel pivot pins first. Once those corrode, the plate jams open (wasting heat) or closed (trapping smoke).

Which Famco Models This Applies To

Famco manufactures throat dampers in several series, and the repair approach differs by frame type. The FD series uses a cast-iron frame with a removable steel plate; the FDM line is all-galvanized and lighter, common in prefab fireplaces installed from 2005-2018. Check the stamped model number on the frame edge or the handle bracket. If it’s rusted beyond reading, measure the throat opening width and depth - Famco plates come in 6-inch increments from 24″ to 42″, and the frame must match within 1/4 inch or you’ll have a gap that leaks conditioned air year-round.

We source Famco OEM parts through Haven’s buying network alongside quality aftermarket equivalents from Gelco and Olympia Chimney. For the FD cast-iron frames, we typically recommend OEM - the casting tolerances are tight, and an aftermarket frame can sit proud of the smoke shelf. On FDM galvanized units, aftermarket plates often outlast the original because the steel gauge is heavier. We’ll show you both options with the part in hand, photographed, and priced in writing before you decide.

Signs Your Famco Damper Repair Is Failing

Signs Your Famco Damper Repair Is Failing
  • The handle turns but the plate doesn’t move. The pivot pin has sheared or the linkage has detached inside the frame. In Atlanta’s climate, we see this most often on north-facing chimneys where condensation lingers.
  • You feel cold air dropping down the flue even when the damper is “closed.” The plate is warped or the frame seal has corroded. A smoke pencil test during our camera inspection will map the exact leak path.
  • Rust stains or flakes appear in the firebox. Surface rust is normal; flaking scale means the steel is thinning. We measure remaining thickness with a pin gauge - anything under 1/16 inch and we recommend replacement.
  • The damper sticks fully open after a hot fire. Heat expansion has distorted the frame or the plate has dropped a retaining pin. This is the condition that wastes the most energy, and it’s invisible from the room side.
  • You hear grinding or scraping when operating the handle. Debris has fallen into the throat, or the pivot bushing has worn to bare metal. Either way, forcing it risks snapping the handle shaft.

Replacement Cost & What’s Included

Service Typical Range
Famco plate replacement (OEM) $280-$380
Famco full assembly replacement (frame + plate) $420-$520
Smoke chamber parging (if needed for seal) $180-$260 additional

What drives the range: accessibility (some throats require partial smoke chamber demolition), whether the frame is mortared in or bolted, and if the smoke shelf needs refractory work to seat the new unit properly. Every quote includes the NFPA 211 Level 2 camera inspection, a written scope with part numbers, and a documented photo record under Haven Standard Clause 4. The 365-Day Done Right Promise covers the installation. Materials come through our Haven buying network - Famco, Gelco, Olympia Chimney - with no markup games.

You can safely check three things: whether the handle turns freely, whether you see rust flakes from below, and whether you can spot the model stamp with a flashlight and mirror. Do not attempt to remove a stuck plate with leverage tools - the cast-iron frame can crack, dropping debris into the smoke chamber where you’ll never retrieve it without a camera and proper access.

The pivot pins on Famco dampers are under spring tension. If one releases unexpectedly, it can snap against the flue liner or your hand. We’ve also found dead birds and wasp nests in throats that looked “empty” from below. For the actual replacement, we pull the camera first, document the throat geometry, and match the part before we disassemble anything.
